How the Tool Works
Your living space is divided by the number of stories to find the footprint. That footprint is stretched for the angle of the roof and for the eaves that hang past the walls, which gives an estimated roof surface in square feet. The tool then multiplies that surface by a low and a high price per square foot for the material you pick.

Treat the range as a yardstick. When a written estimate arrives, compare its square footage with the figure above; a big gap is worth a question. Ask whether the price covers removing the old layers, replacing soft decking, new flashing and hauling debris away, and who will pull the permit. Inside the city limits, L&I issues the permit and the work must go to a contractor the City has licensed; out in the townships, each one keeps its own permit office.
